First-time buyers

Buying your first home, minus the mystery.

Nobody teaches this in school. So here's the entire process, start to keys, in plain English.

My help costs you nothing.Buyer representation is typically paid from the transaction, not your pocket. You get a pro in your corner for free.
You don't need 20% down. That's the biggest myth in real estate. Many first-time buyers put down far less. We'll find what works for you.
You're earlier than you think. The best first call happens months before you're "ready." Planning early is how you win later.
The process

Seven steps to your keys.

I.

The strategy call

Thirty minutes on your goals, timeline, and budget. You leave knowing exactly what your next move is, even if it's "wait six months and save."

30 minutes
II.

Get pre-approved

A lender reviews your income and credit, then tells you what you can borrow. This is your real budget, and in Utah's market, sellers won't take you seriously without it. I'll connect you with lenders my clients trust.

III.

The search

We tour homes that fit, resale and new construction both. I point out what the photos hide: the busy road, the cheap flip, the neighborhood about to level up.

Days to months, your pace
IV.

Make the offer

Found it? We build an offer designed to win without overpaying: price, earnest money, deadlines, and terms tuned to what this seller actually cares about.

Hours, not days
V.

Under contract

Inspection, appraisal, and financing. This is where deals get protected or lost, and where I earn my keep negotiating repairs and credits on your behalf.

About 30 days
VI.

Closing day

Final walkthrough, then signatures at the title company. Bring your ID and get ready to write your name about forty times.

About an hour
VII.

Keys.

The house is yours. And I'm still one text away for everything that comes after, from contractor referrals to "is this normal?"

Welcome home
Real talk

The money questions everyone's scared to ask.

Asked constantly
"How much do I really need saved?"Less than you think. Between low down payment loans and Utah's first-time buyer programs, we'll map your real number on our first call.
Asked constantly
"Is my credit good enough?"Maybe. Plenty of loan options work with imperfect credit, and if you're not there yet, a lender can give you a plan to get there.
Asked constantly
"What about all the extra fees?"Closing costs are real, and we'll budget them up front. They can also sometimes be negotiated into the deal or covered by builder incentives.
Asked constantly
"Should I just keep renting?"Sometimes, honestly, yes. It depends on your timeline and market. I'll run the actual numbers with you instead of giving you a sales pitch.

Step one is a conversation.

No pressure, no jargon, no commitment. Just a real plan for your first home.
